Governing Documents

The declaration of condominium and its amendments are public records in Miami-Dade County's official records. Board rules usually aren't recorded, so you get those from the association.

  1. Search the county records. Search by the association's legal name, or the developer's or subdivision's name. Collect every amendment, not just the original declaration.
Search Miami-Dade County official records →
  2. Check the county's association registry. Miami-Dade County requires every condo, co-op and homeowners' association to file its governing documents, including the rules, plus its budget and financial statements, with the county each year.
Search the Miami-Dade County Community Associations Registry →
  3. Check Sunbiz for the association's exact legal name and its filed articles of incorporation.

  5. Already an owner? Ask the association in writing. It has 10 business days to make its official records available.
