Harbor Beach Property Homeowners Association
Fort Lauderdale, FL · Single Family
Harbor Beach is a gated waterfront neighborhood of single-family homes in southeast Fort Lauderdale, with a private surf club open to owners. Its original deed restrictions let the association collect dues, but they weren't re-recorded and lapsed in the early 1990s. In 2024 the association asked owners to consent to restoring them. Until a restoration is recorded, dues are voluntary, so check the county records for its current status.

Deed Restrictions & Records
This neighborhood's association is voluntary: joining and paying dues is optional, and it can't collect assessments or enforce rules the way a mandatory HOA can. Florida's HOA law, Chapter 720, covers associations whose membership is mandatory. Individual lots may still carry recorded deed restrictions, and local zoning and code rules apply.
- Check the title commitment for the property. It lists every recorded restriction on the lot.

Search the county records by the subdivision name for its plat and any deed restrictions.
