Martin Downs is a planned community of about 3,800 homes and 10,000 residents on roughly 2,600 acres in Palm City, created in 1980. Its master property owners' association, incorporated in 1983, took control from the developer in 2000 and oversees the surface water system, common areas and security across 23 residential associations, including Sunset Trace and the gated Martin Downs Country Club. Three shopping centers sit inside the community.
