South Gulf Cove Homeowners Association
Port Charlotte, FL · Single Family
South Gulf Cove is a platted community of just over 15,000 lots on the Cape Haze Peninsula in Charlotte County. About 4,700 of the lots are on roughly 50 miles of navigable canals leading to the Myakka River and Charlotte Harbor. Its homeowners' association is voluntary, with modest annual dues. Every owner must still follow the recorded deed restrictions, whether or not they join. The association rents out its clubhouse and runs social events, while canal upkeep is funded through a county waterways MSBU.

Deed Restrictions & Records
This neighborhood's association is voluntary: joining and paying dues is optional, and it can't collect assessments or enforce rules the way a mandatory HOA can. Florida's HOA law, Chapter 720, covers associations whose membership is mandatory. Individual lots may still carry recorded deed restrictions, and local zoning and code rules apply.
- Check the title commitment for the property. It lists every recorded restriction on the lot.
