Shearwater is a master-planned community on County Road 210 in St. Johns County, with single-family homes and townhomes by Dream Finders, David Weekley, Lennar and others. Its HOA was incorporated in 2014. Owners also pay a community development district (CDD) assessment. The amenity center has a resort-style lagoon pool, a lap pool, what it calls the longest lazy river in Northeast Florida, a three-story slide tower, a 7,200-square-foot fitness lodge and tennis courts. A kayak club and about 13 miles of trails are also in the community.
