The Sun City Center Community Association runs the shared facilities of Sun City Center, the 55-plus retirement community in south Hillsborough County: indoor and outdoor pools, a fitness center, tennis, pickleball and shuffleboard, a library, a theater, a woodworking shop and more than 200 clubs, plus a security patrol. Buyers pay a one-time capital contribution at closing and annual dues per person. Listings disagree on whether membership is required, so ask the association. Most neighborhoods also have their own HOA or condo association with separate fees.
