Brandon Brook is a deed-restricted neighborhood of about 470 homes, mostly modest single-family houses plus some townhomes and condos, just north of State Road 60 on the Brandon–Valrico line, built from 1988 to 1998 under mature oaks. Its homeowners' association was incorporated in 1987, and dues are low. Residents share a community pool and playground.
