Windermere Trails is a master-planned community of single-family homes and townhomes by Meritage and Beazer in southwest Windermere, around Lake Reams, Lake Sharp and Lake Spar, with Bay Lake Elementary inside it. One source counts about 625 homes and 120 townhomes. Its homeowners' association was incorporated in 2010; the community is not gated. The central recreation area has a resort-style pool with a splash pad, a cabana and pavilions, a playground, a dog park with a wash station, outdoor exercise stations and walking and biking trails.
