Lake Bernadette is a Zephyrhills golf community of single-family homes, villas and townhomes built from the mid-1980s into the 2000s around an 18-hole championship course, with golf membership sold separately. Residents share two pools, a clubhouse with a fitness center, tennis, basketball and pickleball courts, a playground, a park and walking trails. Some sections pay a CDD and others don't, so check the property.

Search the county records. Search by the association's legal name, or the developer's or subdivision's name. Collect every amendment, not just the original declaration.
